Application Process and Policies

  • Each adult 18 years of age and older must submit a separate application and processing fee (including married couples).

  • A $30 processing fee is required with the application prior to it being reviewed. A separate application and fee is required for each person over the age of 18 (including couples). The fee may be paid online or over the phone with a major credit/debit card. To pay your fee over the phone, please call 920-793-1444.​ Fees may also be sent through the mail or delivered in person to our office location listed below:

  • Applications received without the fee will not be processed until the fee is paid. 

 

  • Please include with your application a copy of a valid government issued ID or Driver’s License and your 2 most recent paystubs/proof of income. (please either submit paystubs as one document or include second paystub in the "Additional Income Source" section and simply put "paystub" in the line)

  • Out of Town/State Applicants: Please submit proof of future employment in the area - such as a letter on company letterhead from the future employer referencing your anticipated salary and start date. In addition, you must submit a copy of your current ID and your 2 most recent paystubs/proof of income.

Vine & Branch Management LLC (VBM) will notify you of your approval status after evaluating your application. This notification will also include your approved price range. We will not allow your monthly rent to exceed 30% of your gross monthly income. For example if you make $2500 a month you would be pre-qualified for a rental of $750 or less. (The submission of an application does not guarantee pre-qualification or placement in one of our properties.)

A Vine & Branch Management representative may contact you to find out more about what you are looking for - such as number of bedrooms, bathrooms, areas you are interested in and discuss any properties we currently have available. Once your application is approved, we will schedule a time for you to view some of our available units. The individual who shows you the unit has multiple appointments throughout the day and will only be at each unit for a specific amount; for this reason we ask that you arrive promptly to your scheduled appointment.

ALL applications are reviewed in the order they are received. If you are notified that you have been approved as a renter, you will be contacted via email with full instructions on how to proceed. We will require full security deposit and first month's rent in the form of money order or cashier check. Once we have received funds, you will be issued a receipt and shortly after will receive an Electronic Signature document request. Lease signings  must be completed a minimum of 7 days prior to your move-in date. The property will remain on the market until a lease has been signed. However, if your application has been approved and the property you requested is no longer available, we will continue to work with you until we are able to pair you with a suitable property.
